Reservations are not considered "guaranteed" until Rare Homes Group receives your signed Agreement and receives and accepts the required deposit and full payment. If you have signed Agreement and full payment is not received and accepted by Rare Homes Group at least 16 days prior to your arrival, your reservation is subject to cancellation. You agree that Rare Homes Group may charge your card on file for the remaining balance after deposit without notice no earlier than 16 days before arrival.

You must pay a reservation deposit when making your reservation in the amount of 40% of the total cost of your vacation rental.

In case of cancellation before arrival there will be no refund, In case of monthly booking, security deposit or initial deposit will not be refunded in case of cancellation before expiry of contract, & 7 days' notice is mandatory if tenant don't want to renew or wants to renew the contract.

Confirmation of your reservation will be emailed to you. Please read the confirmation for accuracy of dates, mailing address, number of adults and/or children and accommodations. You must notify Rare Homes Group of any errors within 2 business days.

Rare Homes Group reserves the right at its discretion to charge a security deposit at the time of arrival an amount of AED 2,000.00 or USD600, cash or pre-authorization form of the credit card provided. This deposit will be refunded in whole or in part at Rare Homes Group LLC’s discretion within 24 hour working days after departure and an inspection of the premises by Rare Homes Group LLC.

You waive all rights to bank account interest that may accrue on your deposit.

Note: if security deposit by credit card than it will take 30 working days' maximum.

For each approved additional guest over 2 guests (over 3 years of age), you will be charged AED500.00 per night per guest. An expected total guest count per night is required at the time of reservation. You will be charged without notice for additional guests not disclosed to Rare Homes Group.

The maximum occupancy for the rental property is the number the rental property sleeps, including children as displayed on the Rare Homes Group website for the property. The number of guests must be pre-approved by Rare Homes Group. If you bring in extra guests without prior approval and payment, you may be asked to vacate the rental property and forfeit all rent paid.

A visitor is an occupant in the rental property that is not staying overnight. The total number of persons permitted in a rental property including visitors is 150% of the maximum occupancy for the property. Any visitor staying overnight is considered a guest and subject to additional charges. Any occupancy for daily use in excess of the maximum is a violation of this agreement.

You are responsible for rental charges for the full duration of the reservation and for any damages or breakage to the rental property incurred during the rental period, Rare Homes Group has the right to charge your credit card on file with all charges related to wear and tear, damage or excessive cleaning costs and not limited to the security deposit amount.

The guest must comply with all of the Rental Regulations set forth on Exhibit A to this Agreement (the "HOUSE RULES & RENTAL POLICIES"). Failure to comply with the Rental Regulations and any reservations made under false pretenses may result in loss of all your payments made to Rare Homes Group and possible removal of you from the rental property, in addition to all other remedies available to Rare Homes Group.

If Guest violates any of the conditions of this Agreement or the Rental Policies, Rare Homes Group may terminate this agreement and enter the rental property. Upon termination, the Guest agrees to vacate the rental property immediately upon the request of Rare Homes Group and forfeit all rent paid and security Deposit.

A visitor is an occupant in the rental property that is not staying overnight. Any visitor staying overnight is considered a guest and subject to additional charges. Any occupancy for daily use in excess of the maximum is a violation of this agreement.

A fee of AED100.00, plus phone charges will be charged for any long distance calls that are placed on the homeowne's personal phone bill. Note: All utilities are included in below mentioned Rent value, except Telephone personal charges.

The Guest is aware of all risks related to the use of any provided hot tub or Jacuzzi tub, including any illness or injury., and will not held host responsible of any injury etc. Hot Tubs and Jacuzzi tubs are not recommended for use by children.

Rare Homes Group cannot guarantee against mechanical failure of electrical service, Air conditionings, stopped plumbing, water supply, heating, hot tubs, audiovisual equipment, computers or internet access, television or any other appliances & equipment's. Please report any inoperative equipment to Rare Homes Group immediately. Rare Homes Group will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of such items.

Rare Homes Group reserves the right to require you to change rental properties without liability to Rare Homes Group if the rental property unexpectedly becomes unavailable or uninhabitable. When comparable accommodations are unavailable, you will have the option of selecting from available properties or receiving a refund.

Information regarding individual rental properties is believed accurate but cannot be guaranteed. Particular furnishings and amenities are subject to change without notice.

Rare Homes Group shall not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God.

The Guest agrees to indemnify and hold harmless the owner of the rental property and Rare Homes Group and their respective shareholders, members, officers, directors, employees and agents for any liabilities, theft, damage, personal injury, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest use and occupancy of the rental property including but not limited to any claim or Liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest or the failure of Guest to observe the Rental Regulations.

You agree and acknowledge that the owner of the rental property is a third party beneficiary of your obligations, representations, warranties and limitations on liability under this Agreement and that the owner of the rental property shall be entitled to all rights and remedies that Rare Homes Group may have under this Agreement.

This Agreement and all transactions contemplated by this Agreement shall be governed by, and construed and enforced in accordance with the laws of Dubai, United Arab Emirates. Any civil action or legal proceeding arising out of or relating to this Agreement shall be brought in the courts of record of Dubai, United Arab Emirates.

Under no circumstances and under no legal theory, tort, contract, strict liability, or otherwise, shall rare vacation homes rental or the rental property owner be liable to you or any other person for any indirect, special, incidental, or consequential damages of any character including arising out of or relating to this agreement or your rental. In no event will rare vacation homes rental or the rental property owner be liable for any damages in excess of the amounts actually paid by you in connection with this agreement, even if rare vacation homes rental or the rental property owner shall have been informed of the possibility of such damages.

• The deposit of your booking is refundable except AED400.00 administration fee provided you cancel your reservation at least 16 days prior to your arrival date. Starting 16 days prior to arrival, there is no refund of any kind in the event of cancellation.
• No refunds or rent reductions will be made due to failure of appliances or equipment.
• No refunds will be given for early departures (less days than reserved), delayed arrival, or reducing the number of nights reserved.

This Agreement and Exhibit A represent the entire understanding and agreement between you, Rare Homes Group and the owner of the rental property with respect to the subject matter of this Agreement, and supersedes all other negotiations, understandings and representations (if any) made by and between such parties.
